SOUTH VALLEY FARMLAND CONSERVATION
BERNALILLO COUNTY, NEW MEXICO
Unique Places provided consulting services to the National Audubon Society to help transfer a 35-acre irrigated farmland property located in the South Valley of Albuquerque, New Mexico into their ownership. A generous supporter of Audubon donated the property and significant water rights to Audubon with the intent of preserving the open space and agricultural values of the land. Unique Places helped ensure the property was successfully transferred in December of 2016 to meet the financial and tax considerations for the donor.
The next phase of the project included ensuring the permanent conservation of the farmland. Unique Places worked with Audubon to develop permanent deed restrictions over the property that prevented subdivision and development of the property and tied the water rights to the land. The restrictions were also designed to ensure the property was marketable for future sale and functional as a working farm.

Once the deed restrictions were placed over the property protecting the farmland and water rights, Unique Places Real Estate developed a strategic marketing plan and listed the property for sale in March of 2017. By May of 2017, the property was sold to a local resident and farmer.
